Design

FDS Building provides architectural design and drawing services, principally for local authority planning and building regulations applications, for the following and more:-

- New build domestic projects.
- Domestic extensions and loft conversions.

FDS building also act as the agents for your application, we submit the planning and building regulations applications on your behalf to the local authority for minimum hassle.

This type of service is ideally suited for anybody who needs drawings producing quickly and accurately for obtaining planning permission and building regulations approval.

We produce floor plans, elevations, location plans, details and sections in accordance with the latest regulations, which are suitable for obtaining planning and building regulations approval, and for use during the construction phase.

We can also liaise with structural engineers and other third party suppliers for surveying the suitability of ground conditions, tree surveys, specialist foundation design and for the design of structural steel work amongst others.

All projects are quoted after initial visit and FREE consultation to establish level of work required. Quotes are all inclusive fixed price with no hidden charges.

The Process

Initial Consultation

When you contact FDS building we will arrange an appointment at a time that is convenient for you, daytime, evening or weekends, and usually with 48 hours. During the initial site visit we will offer our best advice to your problems and provide you with all of the information that you need to make a decision on commissioning a design. This initial consultation is completely FREE of charge.

Survey

On receiving your instruction we take detailed measurements and photographs of the property to provide us with all of the information required to fully detail your design. This stage can also take place at the time of initial consultation, time allowing.

Initial Drawings

Within 2 weeks of us surveying the property you will receive a draft version of your design. During the following weeks the drawings can be changed as many times as required until we agree on the design that should be submitted for planning approval. We will at all times give our best advice on the design to ensure approval, although some designs will need to be compromised to satisfy the local authority.

Planning Application

As soon as the design is finalised we submit the planning application to the local authority on your behalf. The planning drawings provide enough information for the local authority to make a decision, and are suitable for obtaining budget costs from builders. The planning application process takes approx. 8 weeks.

Building Regulations Application.

Approximately 3 weeks after the planning application (or later if you are delaying the actual build) we submit the building regulations application to the local authority on your behalf. These updated drawings contain significantly more detailed information relating to the specification of the build, from flooring thickness to energy efficient light bulbs, and provide sufficient detail for the local authority to make a decision, and for a FDS building to construct the works. During the course of the application building control may request additional structural calculation etc. The building regulations application process takes approx. 5 weeks.

Approval

Providing that all of the information has been provided, and that there have been no objections, you should receive planning and building regulations approval at about the same time. At this time we will send you all of the copies of the documentation, along with a final copy of the drawings to use on site.
